Steps to Buying A Home – Step 5 – The Home Stretch!

Congratulations! After all the showings, paperwork and anxious waiting, your closing date is here! You’re in the home stretch and all that’s left is to get through the closing. The closing is the final step in the home buying process, and is where the ownership of the home will transfer from the seller, to you, the buyer. Usually both parties (the buyer and seller) attend the closing at the same time.
48 Hours to GO: To make sure the closing goes smoothly, you’ll want to remember to bring a valid government issued photo ID, like a driver’s license. Your lender will review with you 48 hours prior to closing the Buyer’s Settlement Statement, all the costs associated with your purchase and tell you the amount of money that you will need to bring to closing. This money needs to be delivered to the title company as “GOOD FUNDS” – funds wired from your bank electronically or a Cashier’s Check made out to the title company.
24 Hours to GO: 24-2 hours before the closing, we will do a walk-through of the home. At the walk-through, you will be able to check the condition of the home and make sure that any repairs that may have been requested have been completed.
Closing: Be prepared to set aside about 60-120 minutes for the closing, and to spend some time signing documents. The stack of documents might seem like it stretches a mile high, but each page is important. Generally there will be title forms, tax forms, affidavits, a deed of trust, and a variety of disclosure forms. The title closing agent and I will be there to help walk you through each document and explain each item. Just keeping signing!
Officially a HOME OWNER: Once all the documents are signed, that’s it! The keys are all yours and you are now a homeowner! We can celebrate by taking some fun photos at the closing and even of you opening the door to your new home for the first time.
