Welcome home to Northridge, a wonderful community in Highlands Ranch! Highlands Ranch is a suburb located 12 miles south of Denver, meaning it’s close to just about everything that the Denver metro area has to offer. Highlands Ranch is divided into 5 major subdivisions: Northridge, Eastridge, Southridge, Westridge and Backcountry. Northridge is generally considered the part of Highlands Ranch that lies south of County Line Road, East of Broadway and west of Colorado Boulevard. Many Northridge subdivisions on the western side of University Boulevard are near Sand Creek Park and Northridge Park.

What’s the neighborhood like?
Northridge was one of the first areas in Highlands Ranch to be developed, with most homes being built between the mid 1980’s and early 1990’s, but newer homes can also be found in this part of town. The Tresana Townhome community and Spaces at Highlands Ranch are two newer developments in the area.

One thing that sets homes in Northridge apart from other areas of Highlands Ranch is that due to when these homes were built, many of the lot sizes tend to be a bit larger and have more mature landscaping than in other areas of Highlands Ranch. Homes in this area are part of the Highlands Ranch Community Association (HRCA) and all residents have access to 4 state-of-the-art recreation centers that offer work out facilities, indoor pools, basketball courts, running tracks and much more.

There is a wide range of home prices available in Northridge. Most of the homes in Northridge are detached single family homes, but attached homes can also be found in the area. Currently, there are condos and townhomes available for between the mid $130,000s and low $500,000s. Detached single family homes can be found starting at the mid $200,000s up through to the mid $700,000s.

Highlands Ranch is located within the Douglas County School District, which has been ranked as one of the top ranked school districts in Colorado. There are 19 elementary schools, 4 middle schools and 5 high schools in the Highlands Ranch area.

The schools that lie within Northridge boundary lines feed into Mountain Vista High School. Schools in the area include: Northridge Elementary, Sand Creek Elementary, Cougar Run Elementary, Bear Canyon Elementary, Summit View Elementary, Heritage Elementary, Mountain Ridge Middle School and Mountain Vista High School. Platte River Academy Charter School and STEM School and Academy are also nearby.
